Three neighbouring BTS stations, three very different personalities. So which one actually fits the way you want to live?

Phrom Phong, Thong Lo and Ekkamai are consecutive stops on the BTS Sukhumvit Line, which has served this stretch of the city since 5 December 1999. On a map they look almost interchangeable. On the ground, each has its own rhythm, its own crowd and its own trade-offs.

Our office is on Thong Lo 13, so this is our home turf. We walk these sois every day, show homes in all three areas and hear first-hand what our tenants and owners love, and occasionally don't love, about living here.

In this guide we compare Phrom Phong, Thonglor and Ekkamai side by side: the overall feel, who tends to live there, rents, houses and townhouses, schools, nightlife and getting around. Then we match each area to a few common lifestyles, so you can shortlist with confidence before you start viewing.

Quiet tree-lined residential soi with low-rise condominiums near Phrom Phong BTS station in Bangkok

What Is It Like to Live in Phrom Phong?

Vibe and Who It Suits

Phrom Phong is the most established of the three. Large shopping malls sit right at the station, while the sois behind them are lined with low-rise condos, serviced apartments and mature trees.

It suits people who value convenience and a calm, polished environment: families, executives on relocation packages and anyone who wants daily essentials close at hand. The area also has a long-standing Japanese community, so you will find supermarkets, restaurants and services that cater to Japanese residents.

Rent in Phrom Phong

You will see a mix of newer high-rise towers and older low-rise buildings. Older buildings sometimes offer more generous layouts, while newer towers tend to focus on facilities, so it is worth viewing both before deciding.

Day-to-Day Living

Everyday life here revolves around the malls linked to the station the most prominent being the Emporium, EmQuartier, and EmSphere (collectively marketed as The EM District)—are owned, developed, and operated by The Mall Group. which cover groceries, dining, cinemas and services in 3 malls connected by outdoor elevated walkways.

For green space, there is a public park adjacent to the BTS station called Benchasiri Park, popular for morning jogs and weekend family time. Fresh markets and neighbourhood shops fill in the gaps on the smaller streets.

Nightlife

Evenings in Phrom Phong are dining-led rather than party-led. Expect restaurants, wine bars and hotel lounges. If you want a bigger night out, Thonglor is one stop away, and you can come home to a quieter street.

What Is It Like to Live in Thonglor?

Vibe and Who It Suits

Thonglor is where we work every day, and it has a genuine buzz. The main soi runs north from Sukhumvit Road and is packed with restaurants, cafes, bakeries, boutique community malls and design-led condominium buildings.

It suits young professionals, couples and anyone who likes to walk out of the door and have dozens of dining options. Many affluent Thai residents and Japanese families also call Thonglor home, which gives the area a settled, residential side alongside the nightlife.

Rent in Thonglor

Based on our listings in September 2026, one-bedroom condos rent for around 1BR 30,000 to 60,000 THB/month, 2BR 60,000 to 85,000 THB/month;

The range is wide, from compact one-bedrooms to large luxury units and private houses. As an example of the top end, we currently have a 500 sqm pool villa in Thonglor on our books at 200,000 THB per month (price at time of writing).

Day-to-Day Living

Daily life is built around community malls, gourmet supermarkets, gyms, clinics and a steady stream of new cafes. Most errands can be done within the neighbourhood.

Green space tends to be private rather than public: gardens and pool decks in condos and houses. For a larger park, residents usually head to enchasiri Park just off BTS Phrom Phong - 1 BTS Stop / 5 mins away from BTS Thonglor.

Nightlife

Thonglor has the liveliest nightlife of the three, with bars, rooftop venues and restaurants that stay busy late, especially at weekends.

If you are a light sleeper, look for a unit on a quieter side soi or facing away from the main road. We always suggest a second viewing in the evening before you sign.

Getting Around

Thong Lo BTS sits at the Sukhumvit Road end of the soi. Because the soi is long and traffic can build up at peak hours, homes near the BTS end and homes further up the soi can feel very different day to day, so factor your commute into the choice.

Row of modern townhouses with small front gardens on a quiet side soi in Ekkamai, Bangkok

What Is It Like to Live in Ekkamai?

Vibe and Who It Suits

Ekkamai runs parallel to Thonglor and shares some of its food and cafe culture, but the pace is noticeably gentler. Independent cafes, small studios and creative spaces sit alongside long stretches of residential side sois.

It suits people who like being close to Thonglor's restaurants but prefer quieter evenings: creatives, couples and families who want a house or townhouse rather than a condo.

Rent in Ekkamai

Here is the draft with all accurate details inserted into your placeholders:

Based on our listings in September 2026, one-bedroom condos rent for around 20,000 – 40,000 THB per month and two-bedrooms for around 35,000 – 75,000 THB per month. Comparing these figures with Thonglor and Phrom Phong is the simplest way to see whether Ekkamai gives you more space for your budget.

Ekkamai is also a good hunting ground for houses. Currently on our books is a 300 sqm four-bedroom corner townhouse at 70,000 THB per month (price at time of writing).

Day-to-Day Living

Near the station you will find a mall for groceries and everyday shopping, Gateway Ekamai, while the sois are dotted with local eateries, cafes and small markets.

Because many streets are residential, Ekkamai often feels like a neighbourhood where people actually know their local shopkeepers, which many of our long-term tenants tell us they value.

Nightlife

Nights out in Ekkamai lean towards live music, craft beer and casual bars. It is sociable but generally more laid-back than Thonglor, and many residents simply walk or hop across to Thonglor when they want something busier.

Getting Around

Ekkamai BTS connects you to Thong Lo and Phrom Phong in one or two stops. An intercity bus terminal beside the station, Bangkok Eastern Bus Terminal (Ekkamai), operating routes primarily to eastern provinces like Chonburi (Pattaya), Rayong, and Trat, is handy for trips out of Bangkok.

Which Sukhumvit Neighbourhood Is Right for You?

There is no single best area to live in Sukhumvit. The right choice depends on your routine, your household and your priorities. Here is how we usually match the three areas to the clients we meet.

The Young Professional

Thonglor is the natural first look if you want restaurants, cafes, gyms and nightlife on your doorstep. If you like that lifestyle but want quieter evenings, Ekkamai gives you easy access to the same scene with a calmer home base.

Either way, think about your commute. Being close to the BTS usually matters more than any single building facility.

The Family With School-Age Children

Phrom Phong suits families who want malls, a nearby park and polished, established buildings. Ekkamai and the Thonglor side sois suit families who want a house or townhouse with more room.

Map the school run before anything else. NIST International School is on Sukhumvit Soi 15, while Bangkok Prep opened its secondary campus on Sukhumvit 77, near On Nut BTS, in 2017 and moved its primary school to the same site in 2023. Test the journey at real school-run times.

The Couple Who Wants Quiet

Look at the residential side sois of Ekkamai or the leafier streets behind Phrom Phong. Both let you enjoy the neighbourhood by day and retreat to a calm home at night.

Visit your shortlist after dark. A soi that is peaceful at 2pm can sound very different at 11pm on a Friday.

The Investor

Properties in these areas typically have rental yeild of 3%-6% and capial appreciaton of about 3%-4% YoY. Individual properties vary depending on the purchase price with new builds typically offering lower returns but trade off on best locations and modern appeal. We do is help you weigh the factors that shape tenant demand: distance to the BTS, building age and management, facilities.
Typical common area management (CAM) fees in Bangkok generally fall within the following market figures:

  • Budget / Outer Suburbs: ฿30–฿40 per sqm / month

  • Mid-Range / Mass Market (e.g., On Nut, Rama 9): ฿40–฿60 per sqm / month

  • Upper-Mid to Prime (e.g., Asoke, Phra Khanong): ฿50–฿80 per sqm / month

  • Luxury / Super Luxury (e.g., Thonglor, Wireless Road): ฿80–฿120+ per sqm / month

Consider both resale units and new projects, and take independent legal advice on ownership structure before you commit. You can explore our new developments in Bangkok or condos for sale near Thong Lo BTS as a starting point.
